Rolling Hills Ranch, Chula Vista: canyons, parks and swim clubs

Hillside neighborhoods above the Salt Creek open space, with more than 400 acres of undisturbed canyon — and where Edgard has sold.

The boundary of Rolling Hills Ranch

Rolling Hills Ranch is a master-planned community in eastern Chula Vista, laid out around its canyons: more than 400 acres are left undisturbed, and the community has five swim clubs and parks including Montevalle and MacKenzie Creek.

Montevalle Community Park, on Duncan Ranch Road beside the Salt Creek open space, has sports fields, tennis and basketball courts, a skate area, an off-leash dog area, an indoor recreation center and Cheryl’s Place, an accessible playground.

Edgard knows these streets from the inside: he listed and sold 776 Iron Horse Place here, a six-bedroom house with a new pool and spa, in May 2024 and again in January 2025. On a hillside home the pool, the slope and the solar are worth as much attention as the kitchen.

Questions

Buying in Rolling Hills Ranch: what people ask first.

What does the HOA in Rolling Hills Ranch cover?

It varies by neighborhood, so read the documents for the specific home: dues, what they pay for — common areas, the swim clubs — and any second association. Edgard goes through them with you before you sign.

Why Edgard

San Diego County looks like one market from a distance and it is not. East of the 805 in Chula Vista the houses are newer, the streets were planned, and the questions are about HOA dues, Mello-Roos and which school the address feeds. Out in El Cajon and Rancho San Diego the lots are bigger, the views run down the canyons, and the questions are about the roof, the solar, the slope and what it costs to insure. Buying the right house means asking the right questions for that side of the county — and selling one means answering them before a buyer has to ask.
