Jamul takes its name from the Kumeyaay “Ha-mul”, meaning sweet water. It is an unincorporated community governed by San Diego County, with 6,179 people at the 2020 Census spread over 16.8 square miles — about half of them in areas the Census Bureau classes as rural. Almost nine in ten homes are owner-occupied.

Campo Road — State Route 94 — is the main road through town, and Jamul Casino opened on the Jamul Indian Village reservation in 2016. Schools are in the Jamul-Dulzura Union School District for the younger grades and the Grossmont Union High School District after that.

Country property comes with country questions. The 2020 Valley Fire reached Jamul, so fire-hardening, defensible space and — above all — whether an insurer will write the policy belong in the first conversation, along with the well or water service, septic, access roads and the commute on SR 94.

Is home insurance harder to get in Jamul?

It can be. Much of Jamul is rural, brushy country, and California insurers have been cautious about wildfire areas. Get a real quote for the specific property early — before you are emotionally committed — and ask about the California FAIR Plan if you need it.

East of the 805 in Chula Vista the houses are newer, the streets were planned, and the questions are about HOA dues, Mello-Roos and which school the address feeds.
