How buying works

From the first conversation to the keys.

  1. 01

    The real monthly number

Before looking at anything: the mortgage, property tax, HOA dues, any Mello-Roos, and a realistic insurance figure, together. That number decides which communities make sense far more than the asking price does.

  2. 02

    Seeing the right houses

Homes that fit the number and the way you live — and a straight answer about the ones that do not, including the ones that look better online than they do in person.

  3. 03

    The offer, explained

What you are signing, what is negotiable, what the inspection found, and what the seller has disclosed — in English or Spanish, whichever you prefer.

  4. 04

    Through escrow to the keys

The appraisal, the loan conditions, the insurance, the final walkthrough and the signing. This is the part people get walked through, not left to work out alone.

Why Edgard

San Diego County looks like one market from a distance and it is not. East of the 805 in Chula Vista the houses are newer, the streets were planned, and the questions are about HOA dues, Mello-Roos and which school the address feeds. Out in El Cajon and Rancho San Diego the lots are bigger, the views run down the canyons, and the questions are about the roof, the solar, the slope and what it costs to insure. Buying the right house means asking the right questions for that side of the county — and selling one means answering them before a buyer has to ask.
